TLDR: The lettings agency decides if you can use income other than regular earnings to fund your rent. If accepted, you must provide specific documentation: for student finance, an original signed letter from your university or embassy or a UK Student Finance PDF; for pensions, three months of bank statements or a pension statement PDF; and for benefits, three months of bank statements or a benefits entitlement letter PDF.
Using other income
The income that you can use to fund your rent is at the discretion of your lettings agency. If you wish to use anything other than income, please discuss this with them first. If they are happy to accept other income, the following documentation can be provided:
- Student Finance: An original signed letter from your university or embassy & a contact reference. UK students can provide an original PDF letter from Student Finance.
- Pensions: 3 months of bank statements showing your pension payments in a PDF format, or an original PDF of your pension statement.
- Benefits: 3 months of bank statements showing your benefit payments in a PDF format, or an original PDF of your benefit entitlement letter.
